CityPointe Heights: Your Questions About Interim Occupancy, Answered

Citypointe Heights, Poetry Living’s landmark new community at the border of Brampton, Vaughan, and Toronto, is officially welcoming its first residents.

In this exciting time, we’re beginning interim occupancy, a period where homeowners or renters may move into their condo but during which time the construction is still in progress. At this point, buyers cannot officially — by law — assume ownership of their condo.

To help ensure a smooth transition, we put together a few answers to the most commonly asked questions we receive. Whether you’re moving in at CityPointe Heights, or at another new condo, you should find them helpful.

When do purchasers receive notice of their occupancy date?

At CityPointe Heights, we try to remain in constant communication with our purchasers, even before we can provide a firm occupancy date.

Confirmed occupancy dates are usually issued a few weeks before move-in. In our case, purchasers with homes on floors up to level 20 have already received their firm notice, and interim occupancy will begin at the end of September.  Those who have purchased above floor 20 will receive their occupancy notices in sequential order.

What is a pre-delivery inspection?

A pre-delivery inspection, or PDI, is a routine walk-through conducted by a third party to ensure all the elements of your home are in good working order. At Poetry Living, we also do our own preliminary inspection to ensure all the customized design elements of your home have been delivered.

At CityPointe Heights, the PDI for your suite will be conducted by Fortune CCP. They will contact you directly to schedule the inspection. You will have the option of an in-person or virtual PDI inspection. If you choose the virtual option, Fortune CCP will send you a video copy of the inspection.

What expenses will I be responsible for during interim occupancy?

During this time, the developer or vendor will charge an interim occupancy fee. This fee, which is charged monthly, consists of three parts:

  • Interest on the unpaid balance of the purchase price of your home;
  • An estimate of municipal taxes for your home;
  • A projected common expense contribution to maintain the building.

What is the warranty coverage during this time?

All new homes in Ontario are insured by Tarion, which protects buyers against certain defects in construction over different time periods. It’s important to note that once you are granted interim occupancy, your one- and two-year warranty coverage officially begins. You can fill out your first warranty form within the first 30 days of occupancy. The warranty for the common elements of the building will not begin until your condominium is registered.

Can I rent/lease my unit during interim occupancy?

Yes, as per your Agreement of Purchase and Sale (APS), you are permitted to lease your unit during the Interim Occupancy Period. However, listing the unit or posting on the MLS website is prohibited.

What if I haven’t gotten my mortgage pre-approval?

A mortgage pre-approval is a requirement for interim occupancy. If you’ve purchased at CityPointe Heights but have not secured your pre-approval, feel free to reach out to our TD mortgage professionals to assist you in the process.

Will I be getting the final Statement of Adjustments?

A statement of adjustments is a balance sheet that documents your closing costs during a sale. This is sent upon interim occupancy and, at CityPointe Heights, it will be sent directly to your lawyer. Please contact them for all the details.

Okay, where do I get my keys?
